Sustainability rating systems for buildings have often been considered as an ex-post reporting system that goes beyond the design and construction phases. Obviously, this is not the case: the complex of corporate offices settled in via Bini-Corridoni, Florence is proof of this. The project area includes a group of buildings meant to be improved for architectural, structural and HVAC contexts on behalf of the Owner who wanted to pursue the WELL at Scale certification. The rating system, active from the preliminary stages of design, guided all stakeholders to achieve Platinum status until reaching 100 points.
The complex, which dates back to part of the first half of the 20th century, is divided into several buildings up to a maximum of two floors for which it is planned to renovate the interior spaces with the new renovation of the indoor spaces according to the highest quality standards of sustainability of WELL v2 standard. This rating system, with a holistic approach according to thematic areas called "Concepts", allows to focus on the main design themes that can improve mental and physical wellness in a building along the indoor quality; the analysis considers conditions on topics like air, water, food, lighting, movement, thermal comfort, acoustics, materials, mental health and community. The guidelines provided has helped to guide the project to ensure user welfare, reduce absenteeism and increase business productivity.

These three projects (buildings 1-5-12) provide for distinct configurations that share a set of minimum criteria for certification according to the standards of sustainability chosen by the Client: relax areas dimensioned according to the needs of users, break rooms served with vending machine and/or kitchenette, availability of drinking water dispensers according to WELL v2 requirements, management of natural and artificial lighting for visual balance lighting, real-time monitoring system for CO2, TVOC, PM2.5 and PM10, company policy for staff, sound and thermal insulation of interior spaces, no VOC materials for indoor, etc.
Each project layout has been designed to ensure maximum usability and versatility of the spaces (both indoor and outdoor). It is also planned to upgrade the old HVAC systems by adopting innovative systems able to monitor the indoor air quality and intervene in case of non compliance with the optimal project conditions.
